What are the steps to getting a Massachusetts Real Estate Broker or Salesperson license?

The Massachusetts Board of Real Estate Brokers and Salespersons requires the completion of a 40 hour course at an accredited school. Once the course is complete you will receive a certificate that allows you to apply to take the state licensing exam. Did you know that Massachusetts offers reciprocal licensure with Rhode Island and Connecticut? Once you pass the MA Real Estate exam you can apply to either state and skip their exams!

How does it work? There are two parts to our accredited 40 hour real estate course that can be completed in any order.

Part A: Self Directed Study
Once you register you’ll have immediate access to 20 hours of self-directed videos and and over 1,000 test pre quiz questions that you can complete anytime anywhere you have an internet connection. You have 180 days to complete those 20 hours. Once that’s complete you’ll have another 180 days to go back to review the videos and quizzes while you study for the exam.  Your access is unlimited so you can watch the videos as often as you’d like within the time frame you selected. A digital manual is included. You will have immediate access to all of the self-directed videos and quizzes upon registration. You could potentially have all of the self-directed activities done prior to your first live class!

Part B: Instructor Led Training (Choose from live online classes OR classroom sessions)

Option 1: Online Live Instructor Led Webinar:  You’ll log into your computer or device at set dates and times and you’ll be connected with a live instructor state accredited instructor who will do that class presentation live. It is interactive. Pre-License Salespersons classes are on Monday’s and Thursday’s and we alternate the times monthly. They are either mornings from 9AM -1PM or evenings from 6PM – 10PM.   Classes are also offered on Saturdays from 9AM -2PM. Pre-license salesperson students will have access to 6 months of live online classes so you can choose which dates work best for you. Broker Pre-License Courses are held quarterly on Wednesdays from 9am -1pm. You must complete the full 4 hours of each the five topics within the time allowed for your course.

Option 2: Live Classroom Sessions: (On Hold due to Covid-19) Live classroom sessions are conducted over two consecutive Saturdays from 9AM – 7PM. These lively interactive classes are taught by certified experienced industry professionals. Locations are currently in Braintree and Sturbridge Massachusetts. Space is limited for the classroom sessions. Early registration is encouraged.

Once both parts of the training are complete (20 hours of live classes and 20 hours of self directed work) you will earn your certificate that you will use to apply for the state exam.

Course Requirements:

A candidate must be eighteen years of age and complete a state-approved course to be eligible for a salesperson license. Effective June 1, 2011, requires 40 hours of approved pre license classroom training which must be completed before taking the state exam. Prior real estate knowledge is not required to participate in the course.

The material is designed to assist you in understanding each subject so that you may successfully pass the license exam; but just as one would for any other exam, it will be necessary to do study work on your own time. Once you receive your salesperson license, it may be used for either residential or commercial property – for sales or rentals. You may hold the license for future use or go to work for a broker. Please note that if you previously held a Massachusetts license, you do not need to take the license course.

The State Exam:

MA Real Estate Candidate Information BulletinAfter a student completes the pre license course, we will provide you with the Candidate Information Bulletin that includes the education certificate necessary to apply for the exam. The application is mailed to PSI by the student after the application is complete.  Once it’s approved PSI will contact the student to schedule exam. The student decides when and where to take the state exam. The testing centers are located in Auburn, Charlestown, Fall River, Lawrence and Springfield. As of January 2021 you can now take your exam remotely. You’ll need a computer with a strong internet connection and camera. Schedules vary but generally there are test dates on Monday thru Saturday at least one of the centers. Exam appointments should be made once a student finishes the course. Students have 2 years from the date you finish the course to take and pass the state exam.

The state exam consists of two sections of multiple choice questions — the general portion and the Massachusetts Law portion. A score of at least 70% is required on both sections to pass. The exam fee is $85.00.  Exam results and licenses are issued on the spot!
